Boatshed London are delighted to offer this 70ft Narrowboat for sale with London residential mooring at Ice Wharf in the heart of King's Cross. A fantastic location to have a boat as either a fulltime liveaboard or pied-a-terre.

The boat was built in 2017 by Pendle Narrowboats. The current owner had no desire to cruise so the boat has not been fitted with an engine. This comes with the benefit of the mooring fees being exempt from VAT because it is designated as a "houseboat". An engine could be fitted if the new owners wanted to cruise regularly for about £8,000.

Internally, the boat is bright and modern with a good feeling of space thanks to the large windows, vertical cabin sides and lots of headroom. There is a large open plan galley and saloon which is over 35ft long and has space for a dining table and TV/seating area. The walkthrough bathroom has a good sized shower compartment and electric heads. The boat has been designed with an enclosed bow which means there is a full size double bed and lots of storage beneath it along with fitted wardrobes.

The boat was last blacked in 2020 and has a BSS to 2025.

The residential mooring at Ice Wharf is fully transferable and there is no transfer fee to pay with this site. The current mooring fees are £9,400 exc VAT. per annum approx.
